1. Pre-Development Application Consultation (and investigation of site)

We review Council’s Development Plan and check zoning, to ensure your site can be subdivided and confirm that SA Water services are available. During this process we will provide Concept Drawings and Consultant Reports for you to review

2. Lodgement of the Development Application with State Commission Assessment Panel (SCAP)

We prepare a land division application plan and formally lodge with the State Commission Assessment Panel, once lodged Council and other authorities are notified of the application.

3. Development Application Assessment

We liase with council and other authorities such as SA Water working towards a successful application.

4. Council Approval with conditional compliance

Council will issue approval once all conditions have been met, these can include the payment of government fees and demolition and clearing of existing buildings and structures.

5. Certified Survey

Our Licensed surveyor will carry out the boundary survey, determine the boundary definition and carry out the final pegging of the new allotments.

6. Final Planning

We prepare the final certified survey plan as required by the Land Services SA and government authorities. We will distribute the plan to your building consultant, conveyancer and real estate agent to assist you.

7. Payments and Final Approvals

We liaise with our clients to ensure all requirements are met and government fees are paid. We can even make all the payments on your behalf for you and handle all documentation, to make it easier for you and stress free.

8. Land Services SA Plan Lodgement and Document Approval

Once the SCAP Land Division Certificate has been issued, the Final Certified Plan is lodged for examination and approval with Land Services SA, and on approval, settlement commences.
